SituationOak Farm lies about just over half a mile west of Derrington which is a charming village located to the west of Stafford Town. The area benefits from excellent commuter links including access to M6 Junction 14, and being about four miles Stafford Railway Station which provides main line services to London (Euston), Liverpool, Manchester, and Birmingham. The area is well served with a network of footpaths, bridleways, and The Way for the Millenium cycle path runs into the centre of Stafford.
Derrington has a number of amenities including village Church, the Millennium Green, and the Village Club. For fishing, the Seighford Lakes fishery is about two miles away and the nearest Golf Course is at Stafford Castle (about 3 miles away). Further shopping, retail parks and access to major transport links can be found in Stafford itself which is about two and a half miles away.
DescriptionOak Farm provides a rare opportunity to purchase an attractive property which will appeal to a broad range of buyers, from agricultural buyers to those looking for a property with great potential in a lovely setting. The south-west facing farmhouse offers accommodation extending to about 1,331 sq. ft gross internal area (GIA) and benefits from an attractive outlook over grazing land studded with mature trees. In all the property extends to about 53.86 acres and includes a number of buildings. The buildings of brick and tile construction have a footprint of about 2,526 sq ft GIA in total. These buildings could be put to a variety of uses which may include conversion to additional accommodation, home office, workshop, and equestrian purposes, subject to any necessary planning consents. There is also a range of modern steel framed buildings providing livestock housing and general/straw storage. The hay barn, Building 4, is included. Buildings 5 and 6 (the structures and their fittings etc) are excluded and may be removed by the outgoing tenant but, subject to confirmation, these might be available separately. Please see paragraph below regarding overage.
AccommodationThe ground floor includes two south-west facing reception rooms, both with fireplaces, a kitchen with a range of fitted units and external door, a utility room, and attached store. On the first floor there are three well-proportioned bedrooms, benefiting from superb views, and a family bathroom.
Grounds and buildingsAdjoining the house to the south-west is an area of formal gardens and a vegetable garden. Close to the north-eastern elevation of the house is a single storey traditional building of red brick beneath a tiled roof which provides garaging, general storage and stabling, and which extends to about 1,367 sq ft. Set across a concrete yard area is a further single storey building of red brick with a profile metal sheet roof, and which is divided to provide a mixture of stock housing, storage and workshop space. An open fronted steel framed barn is used for hay/straw and general storage. Two further steel framed barns, one with extensions, extend to about 6,947 sq ft GIA in total. See above regarding their exclusion. This range of buildings offers scope for conversion to a variety of uses subject to the necessary consents.
LandThe grazing land extends to about 51.49 acres (including ponds) divided into a number of enclosures, with a spinney predominantly of mixed deciduous species of about 1.07 acres. The property extends to about 53.86 acres in all and is available as a whole. The vendors may consider a sale of the farm in parts.
Planning potentialOak Farm may offer considerable potential for redevelopment of the house and buildings, possibly including redevelopment of the current dwelling, in order to create an impressive principal house with supporting buildings and land, an equestrian property or to use the property as a smallholding or satellite to an existing farming operation. All potential development would be subject to the necessary consents. The vendors have not explored planning potential for development and potential purchasers should enquire directly with the local planning authority regarding any proposed changes.
The vendors have submitted a planning application to install a new access into the field to the north west of Cattle Shed 2. This is currently pending a decision under reference 21/34710/FUL with Staffordshire Borough Council.
OverageThe sale is subject to an overage of 25% for 30 years which will be triggered by any development on the land other than agricultural or non-commercial equestrian use. The yard, buildings and house will be treated differently with overage to be triggered by the grant of planning permission for development of further independent dwellings, but other uses such as commercial uses, annexes, and holiday lets, would not trigger overage. Payment is to be made on implementation of the planning permission.
TenureThe freehold of the property is for sale. The farm is subject to a farm business tenancy to the 24th March 2021; the farmhouse is let under an Assured Shorthold Tenancy with notice served to terminate the tenancy on the same date. The vendors are happy to consider a delay of completion until the farm is vacant.
ViewingsViewings are strictly by appointment only and are to be accompanied. Initial viewings will not include internal access to the farmhouse. The initial dates for viewings are Friday 12th, Thursday 18th, Sunday 21st, and Thursday 25th of November. Please contact Fisher German to arrange an appointment time....Read full description
