In a very peaceful, rural setting, an immaculately presented, substantial, six bedroomed, equestrian property sitting on three acres (sts) featuring mature horse chestnuts and oak trees, enjoys the big skies of South Lincolnshire and far-reaching views across arable fenland. Not far from many surrounding villages, just 6 miles to the market town of Boston and with easy access to the A17 trunk road, Taumberland House is by no means isolated.“We have enjoyed glorious views over the garden and through the trees across open fields – it’s very private and peaceful, and there is so much visiting wildlife including woodpeckers and muntjacs. The house itself is flooded with light as a lot of the rooms are dual aspect”Quality materials have been employed throughout the property with the use of solid oak a particular feature. “The staircase, all the skirtings and architraves, the kitchen units, and the garden room are solid oak, with the internal doors oak veneer. The bespoke kitchen has Corian worktops, an integrated dishwasher, and all electric Britannia range-style cooker. There’s also a built-in Tapworks water softener with a filtered water tap. The main bathroom with the big free-standing bath and separate shower has travertine tiling and the en suite has a shower”“The integral double garage might make a granny annex (subject to planning) as there is already plumbing in the utility room next door unless, of course, someone wanted to be more adventurous and convert the barns!” “There used to be a cottage on the site but that was raised to the ground and a new house built in its place which was completed in 2008. More recently, the new barn complex replaced some old outbuildings, and the two stables were built for the horses, along with the creation of the paddocks and menage. It’s a versatile design deliberately making life easy – the stables open into a turn-out paddock which then links with the grazing paddocks so the horses can come and go as they please without having to catch them and shut them in at night”“The manège is 40 x 20 metres and fully drained with a membrane and hardcore topped with silica sand and rubber, so there is no flooding whatsoever however torrential the rain. The paddocks are enclosed by post and rail fencing and have mains water automatically filling troughs for easy management”“The games room and gym are fully insulated and the log-burner in the fireplace heats radiators in both rooms which are fully insulated. The adjoining two-storey barn was built with potential for further use in mind – perhaps creating a large separate annex (subject to planning). There is a mezzanine level at present accessed by a ladder, that we use for storage”Storage is not an issue in this property. “There is plenty of storage here with huge spaces above the double garage and the boot room. We have a separate utility room as well as a boot room – both have sinks and fitted cupboards. Outside, there is the big barn and a separate single garage, and the tack room adjoining the stables” “The riding is outstanding here with no need for going on major roads as there are lots of tracks, and there are all sorts of equestrian places not too far afield if you want to compete”“Swineshead is about three miles away and seems to have everything we need including a medical centre, a Co-op and post office, and various farm shops”In a rural setting about a mile from the little village of Wigtoft close to the A17, Taumberland House is in a very quiet and private position. It stands on land known as Taumberland, hence its name, and is approached through a very impressive, curving brick wall, about 3 miles from the villages of Swineshead, Bicker and Kirton, with the market town of Boston around 6 miles northeast. Grantham is just over half an hour’s drive to the west, and both Newark-on-Trent with its castle on the river, and the city of Lincoln with its castle and cathedral high on the hill, are about 45 mins away. The A1 is accessed at Stamford (45 mins south), Grantham (30 mins west), and Newark (45 mins north), the latter two with direct rail services to London. For commuting to London, the fastest trains from Grantham to Kings Cross take just over an hour.A selection of primary schools is within the locality with Ofsted rated Good ones at Kirton, and Bicker (both 3 miles away), whilst there is also a wide range of excellent state secondary education in the area. Closest is Thomas Cowley High School rated Good in Donington 5 miles away, whilst the well-reputed grammars in Spalding (the High for girls rated Outstanding, and the Grammar for boys rated Good) are only about 10 miles away. In Sleaford, also around 20 minutes away, there are further highly sought-after grammar schools: Carre’s Grammar School, and Kesteven & Sleaford High School (for Girls), as well as St. George’s Academy, all rated Good by Ofsted. Grantham, about half an hour away, has excellent schools too, such as The King’s School (for boys) and Kesteven and Grantham Girls’ School which are extremely highly regarded state grammar schools rated Outstanding by Ofsted.Services: Mains electricity and water, oil fired central heating, private septic tankLocal Authority: Boston Borough CouncilCouncil Tax Band: EEpc Rating: C...Read full description
