This magnificent Victorian country residence occupies a wonderful setting with exceptional panoramic views. The spacious accommodation, extends to some 5000 sq. ft and includes an interior located over three floors, steeped with character and exposed features. Externally the property enjoys formal lawns and equestrian facilities which include paddock land nearing six acres (STS), manège and stable block. The property is further complemented by a two-bedroom Victorian Coach House with Stabling and detached Bakehouse. Epc Rating - DThis handsome Victorian country home, which boasts superb equestrian facilities as well as around seven acres of rolling grounds, enjoys a very picturesque rural setting just eight miles from the bustling town centre of Boston. "I was brought up on a small farm and so I'd always wanted to find somewhere similar to bring up my own family, and when we came across Drayton House it just seemed to tick all the boxes," says the owner. "There was space for my wife and daughter to keep their horses at home, the coach house provided us with the opportunity to create some additional accommodation for family or friends, the location, although rural was convenient for work and close to a good selection of nearby shops and amenities with the cathedral cities of Lincoln and Peterborough both just 50 minute's drive … In short, it offered the best of everything.""In terms of the house itself, it's a fantastic family home. It's very large, has lots of original character and because it's so spacious we've been able to adapt and change the layout depending on our needs; it's a house that we've been able to grow into rather than out of. During our time here we've installed a new kitchen and new bathroom, new flooring was laid in the pantry, all but one of the windows has been replaced with double-glazed units and I've lost count of the number of times we've redecorated, so it's all in good condition, but there's still scope for the new owners to put their own stamp on the place.""One of the things I particularly love about the house is its splendid position," continues the owner. "It faces south, it's set well away from the road and the principle reception rooms overlook our land so the views are incredible, and as soon as you get home you get the feeling of being totally away from it all. We have around seven acres of land, which includes a lovely big garden that's mainly laid to lawn, and beyond that is the field. In one corner we've had a manège built and we've also built stables so the equestrian facilities are really good and having the field in our line of sight meant that we are always able to keep a close eye on the horses.""At the moment my favourite room is the dining room, which we've decorated using Farrow & Ball's 'eating room red'. It's a fantastic room for entertaining and it has such a lovely atmosphere, particularly in the wintertime when we have the open fire roaring away.""What makes the location so ideal is the fact that we enjoy all the benefits of living in the countryside, but with the convenience of living in relatively proximity to a number of well-served towns. We're also less than an hour's drive from the Norfolk coast and London is only two hours away, so we can enjoy the best of everything." "During our time here we've had the coach house converted into a really lovely cottage, complete with two bedrooms, a bathroom and an open-plan kitchen-and-living space. Our eldest son and his wife lived in it for a spell with their grandson while they saved up for their own home, and more recently our daughter and youngest grandson have been living there, so all in all it's been incredibly us"I can honestly say that we've all thoroughly enjoyed our time at Drayton house; it's been a wonderful family home for the past sixteen years," says the owner. "It's such a lovely looking building, full of character, and the setting is ideal. One of the reasons that we chose this home was because of its close proximity to the preparatory school at Bicker; now that our children have grown up we are free to move further away but for us it's been absolutely perfect and it's going to be a real wrench to leave."...Read full description
